PropTech Software Development — Two Exits in Canadian Real Estate Technology
We've built two PropTech platforms that reached scale and were acquired. MARL: 100,000+ real estate users. CrimeLens: live AI over Canadian crime and neighbourhood data. Building technology for real estate is what we do — not a service line we added to fill a gap.
Real estate technology that works in the Canadian market
Canadian real estate data is complex — CREA, REBGV, TREB, and dozens of regional boards each with their own data feeds and licensing requirements. We know this landscape because we've built in it.
MLS Data Integration
CREA/RETS and CREA DDF integration for Canadian listing data. We know the edge cases, the board-specific quirks, and the licensing requirements that trip up teams unfamiliar with the Canadian market.
Neighbourhood Intelligence & Geospatial AI
We built CrimeLens — real-time AI risk scoring over Canadian crime and neighbourhood data. Custom geospatial platforms that help buyers, agents, and investors make better location decisions.
Agent-Facing Mobile Apps
Native iOS and Android tools for real estate agents: listing management, CMA tools, client communication, and field productivity apps. Built for the way agents actually work.
Property Search & Discovery Platforms
Custom property search with advanced filtering, map-based browsing, saved searches, and listing alerts. Performance-optimized for large inventory datasets.
Real Estate CRM & Pipeline Management
Custom CRM systems built for real estate — lead routing, transaction pipeline, commission tracking, and client communication — tailored to how your brokerage operates.
AI Property Valuation & Analytics
Machine learning models for automated valuation, market trend analysis, investment scoring, and price prediction. Trained on Canadian market data.
MARL Real Estate App — 100K+ users and acquired
Native iOS and Android platform with direct MLS integration, market analytics, and separate UX tracks for agents and buyers. Grew to 100,000+ users in the Canadian market before a successful acquisition — our second PropTech exit.

Technology for Canadian PropTech
Who are you building for in real estate?
Building a PropTech startup in the Canadian market
We know the data landscape, the regulatory environment, and what Canadian agents and buyers actually want from technology. We've built for this market and sold into it.
Building proprietary technology for your brokerage
CRM, transaction management, agent tools, and client portals — technology that gives your brokerage a competitive edge rather than a dependency on generic platforms.
Building analytics or data platforms for real estate investment
Market intelligence, property analytics, portfolio management, and investment scoring tools. We understand both the data and the financial model.
Questions about proptech development
How complex is Canadian MLS data integration?
More complex than most teams expect. CREA DDF is the national feed, but individual boards have their own data, licensing terms, and update frequencies. TREB, REBGV, and other major boards each have quirks. We've navigated all of this and can save you months of trial and error.
What makes CrimeLens different from other neighbourhood data tools?
CrimeLens ingests real-time public crime data from municipal feeds, normalizes it across inconsistent reporting formats, and applies ML risk scoring at the block level — not the neighbourhood or city level. It's real AI over real data, not a heat map of rough census statistics.
Can you build a property search as fast as MLS.ca or Realtor.ca?
With the right architecture — Elasticsearch for search, a Redis caching layer, image CDN, and proper query optimization — yes. We've built property search that handles large inventories and map-based browsing at acceptable performance.
What's your experience with real estate agent tools specifically?
We built MARL with separate UX tracks for agents and buyers. Agents have different workflows than buyers: CMA tools, showing management, pipeline visibility, and client communication. We understand the difference and build accordingly.
Do you have experience with real estate transaction management?
Yes. Digital document signing flows, conditional period tracking, deposit management, and milestone notifications. We've built transaction pipeline tools for Canadian real estate workflows.
How do you handle real estate data licensing?
We build data pipelines that respect board licensing requirements: display rules, attribution requirements, refresh intervals, and data retention policies. We've been through CREA compliance review before and know what's required.
